A major development project worth $270 million has been announced in Novi, Michigan, aimed at revitalizing the area with new residential spaces, a hotel, and enhanced nightlife options. The development, named ‘Novi City West,’ is set to take place across from the Suburban Collection Showplace and is expected to advance the vision for a more pedestrian-friendly urban district.
As part of the proposal, the developer, Jordan Sasson of E & M Holdings, plans to construct over 400 apartments and townhome units in the initial phase, catering to the increasing demand for housing in the area. Additionally, a new 225-room Cambria convention hotel will be included to meet the hospitality needs for large events. The project also promises to deliver an entertainment district featuring dining options, nightlife, and new green spaces to enhance community engagement.
However, the announcement has stirred concerns among local residents regarding potential increases in traffic congestion, especially given that Novi is already a busy area with several shopping centers and dining establishments, like the 12 Oaks Mall. The developer has committed to conducting a traffic study aimed at addressing these concerns, particularly focusing on rush hour congestion at the intersection of Grand River and Beck Road.
The project’s area has been recently rezoned from industrial to accommodate housing and commercial development, as part of an extensive planning process that has included public hearings over the past eight years. The City Council is currently working on amending a 2001 consent judgment to officially allow for this new development plan, marking a significant change after 25 years.
The vision for Novi City West includes creating a ‘walkable, integrated urban district’ that encourages sustainable urban living. Infrastructure plans also signal improvements to traffic flow, including new connections from Collector Road to Beck Road and a pedestrian bridge over Grand River Avenue to facilitate safer passage for walkers and cyclists.
City leaders, including Novi Mayor Justin Fischer, have acknowledged these concerns and stated that a comprehensive review of the proposed infrastructure improvements is necessary before proceeding. The developer has signaled their commitment to addressing these issues by proposing non-standard designs and enhancing the community setting to benefit residents and visitors alike.
The Society Hill development plan, part of the larger Novi City West project, proposes nearly 34 acres of development that includes 463 housing units—an increase of approximately 33% compared to previous plans. The city administration emphasizes that the discussion at hand is about validating updates to the long-standing project plan rather than determining whether development should be permitted.
The project’s funding will rely on public incentives from the Transformational Brownfield Program, emphasizing a strategic approach to economic growth while addressing citizen concerns. The upcoming phases of development, including further discussions and community engagement, are crucial for ensuring that the needs and concerns of current residents are incorporated into the final plans.
As this development progresses, it remains to be seen how the balance between growth and community needs will be achieved in Novi, and whether the planned improvements can sufficiently address the anticipated impacts on traffic and local infrastructure.
