News Summary

A new mixed-use development, Novi City West, has been proposed to revitalize the Grand River corridor in Novi, Michigan, with an estimated cost of $270 million. The project aims to create a vibrant urban space featuring a hotel, housing units, a grocery store, and a restaurant. Local officials support the initiative, which is expected to create jobs and enhance economic activity. The project includes plans for improved pedestrian access and addressing community concerns about traffic. Construction could begin in 2026, with full completion expected by 2031.

Novi, Michigan – A new mixed-use development project, Novi City West, has been proposed to revitalize the Grand River corridor, with an estimated cost of $270 million. The initiative, brought forward by Blair Bowman, the owner of the Suburban Collection Showplace, aims to create a dynamic urban space that includes a 225-room hotel, over 400 housing units, a grocery store, and a restaurant. This ambitious project is intended to enhance the area’s economic vitality and provide a community-centric environment.

The proposed development will occupy approximately 50 acres of land surrounding the Suburban Collection Showplace, which currently attracts over two million visitors annually. To drive significant events to the convention center, a new hotel is considered essential, according to Bowman. The establishment of such facilities is expected to create around 700 temporary construction jobs and an estimated 150 to 200 permanent positions once the project is completed.

Supporting Details of the Proposal

The Novi City West project will be presented to lawmakers during the Mackinac Policy Conference this week. Project officials are seeking vital financial support from the state through the Transformational Brownfield Program, which reimburses developers using tax revenues generated from completed projects.

Local officials, including the county executive and mayor of Novi, have expressed their support for this initiative, emphasizing its alignment with the city’s 2017 redevelopment vision outlined by the Grand River Avenue Corridor Improvement Authority. The development aims to create a “walkable, integrated urban district,” fostering community engagement and boosting economic activity in the region.

One notable aspect of the proposal is the inclusion of a pedestrian bridge designed to connect various components of the development across Grand River Avenue. This feature reflects the project’s commitment to enhancing pedestrian access and safety, a concern raised by local residents regarding potential increases in traffic during peak hours.

Project Development Timeline and Considerations

Should the project secure the necessary state incentives, construction is expected to commence in summer 2026, with certain facilities projected for completion by the end of 2027 and full project completion anticipated by 2030 or 2031.

Another significant highlight involves potential future events at the convention center. Informa, the world’s largest events producer, plans to host a major business-to-business event in 2028, contingent upon the completion of the new hotel. This underlines the potential for substantial economic benefits resulting from the development.

Community Concerns and Infrastructure Needs

While many local residents show optimism about the development, concerns about increased traffic and its impact during rush hour have been voiced. However, the project includes provisions to facilitate better traffic flow, ensuring access to Beck Road without impeding the intersection of Grand River and Beck Road.

Moreover, the project’s site holds a history of heavy industrial use and will require thorough environmental remediation before construction can begin. Plans are also in motion to address infrastructure needs, such as upgrading water and sewer systems in the region.

Concerns regarding building heights along Grand River and the necessity for adequate setbacks to safeguard nearby residential properties have also been raised. Discussions are ongoing about enhancing pedestrian safety, including potential pedestrian overpasses or underpasses to facilitate safer crossings.

Novi City West stands as a strategic opportunity to not only revitalize the Grand River corridor but also to bolster tourism and economic growth, reflecting a calculated approach to meeting community needs in a well-planned urban development scheme.
