Novi, Michigan is set to undergo a significant transformation with the announcement of a new $270 million development project called Novi City West. The initiative aims to revitalize the Grand River Avenue corridor just west of the Suburban Collection Showplace convention center, featuring a hotel, grocery store, restaurant, and over 400 housing units.
The project is spearheaded by Blair Bowman, the owner of the Suburban Collection Showplace, who intends to unveil more details during the upcoming Mackinac Policy Conference. However, the success of Novi City West hinges on securing public funding from Michigan’s Transformational Brownfield Program, which supports large-scale redevelopment projects.
Bowman has been acquiring land for the project since the late 1990s, with aspirations to develop a “walkable, integrated urban district.” This initial phase includes plans for a 225-room hotel to complement the existing 126-room Hyatt Place hotel, a response to the growing demand for accommodations linked to the over 2 million visitors the convention center attracts annually.
The development will consist of more than 400 apartment and townhome units and features a design that incorporates a pedestrian bridge over Grand River Avenue along with spots for specialty retail outlets. It is anticipated that the construction phase will create around 700 temporary jobs, and once completed, the project is expected to provide 150 to 200 permanent job opportunities.
Local officials, along with various community leaders, have expressed their support for the Novi City West project. Supporters argue that the brownfield tax incentive program is particularly suited for this development, especially considering the area’s past industrial use which necessitates environmental remediation work and the potential demolition or renovation of derelict buildings.
Should the project receive the necessary state funding, groundbreaking could begin as soon as summer 2026, with final completion projected for 2030 or 2031. Novi Mayor Justin Fischer referred to the project as an “exciting, strategic opportunity” that promises to bolster tourism and economic growth in the region.
The Novi City West project aligns with the broader vision for the area established through the Grand River Avenue Corridor Improvement Authority in 2017. Additionally, it has implications for future business events, as a successful implementation could pave the way for a major new B2B event organized by Informa at the convention center in 2028, contingent upon adequate hotel accommodations.
The combination of residential, commercial, and hospitality-related developments is expected to breathe new life into the corridor, enhancing the economic landscape of Novi while addressing the need for more vibrant community spaces and business opportunities.
