In a surprising turn of events for Wixom residents, the Wixom Planning Commission has voted 6-0 against the proposal from Sheetz to open a gas station and convenience store at the former Rite Aid site on Pontiac Trail. It seems that plans for a new 6,132-square-foot gas station and 24/7 made-to-order restaurant are not in the cards for this local hotspot.
So what influenced this decision? Well, the property in question is actually zoned as B-2 Community Business, and according to the commission, Sheetz’s plans just didn’t fit the city’s master plan or vision for that area. Drew Benson, Wixom’s assistant city manager and the director of economic development, explained that they wanted to ensure that any new developments align with what the city has in mind for its future growth.
Interestingly, there are already three gas stations quite close to the proposed site, located at the corners of the intersection—two in nearby Novi and one in Commerce Township. This led to further concerns from the commission about maintaining business diversity in Wixom’s retail landscape. The last thing Wixom needs is an oversaturation of similar services, right?
It’s worth noting that both existing gas station and convenience store operators expressed their concerns regarding Sheetz’s proposal. Some interpreted it as an attempt to protect their market dominance rather than purely looking for what’s best for the community. In short, it looks like the old guard is quite comfortable and isn’t ready to welcome a new player into the field without some serious consideration.
Despite facing this setback, Sheetz remains optimistic. Their recent store in Romulus, which opened in August, has reportedly been performing quite well. They’re not throwing in the towel just yet; the company has plans to open up to 60 locations across Michigan in the next five years. However, some people are already raising eyebrows as Sheetz has already faced resistance in places like Livonia and Farmington Hills.
Concerns from residents included potential increases in traffic, noise, and light pollution from late-night operations. There was a genuine worry that the local flavor and charm of Wixom could suffer if too many similar businesses staked a claim in this area. The thought of an influx of gas stations wasn’t received warmly by everyone.
On the bright side, both Sheetz and the Wixom Planning Commission were praised for keeping the lines of communication open. Discussions about the retail landscape in Wixom and the challenges associated with repurposing closed commercial properties like Rite Aid have been constructive. Finding a balance that pleases everybody is a tough nut to crack but working together is a step in the right direction.
It’s clear that decisions like these are not just about one proposal but also about the overall vision for the city. As Wixom moves forward, residents are likely to continue debating what kind of businesses will fit well into their community. Whether Sheetz will find a way to penetrate the Metro Detroit market remains to be seen, but the ongoing discussions should provide some hope for a future resolution that appeals to both sides.
